Sourcing Fee £2000 

Includes property sourcing, finding the right property within budget, sales viewing, negotiating the best price for the maximum yield, photographs and video, detailed costs for refurbishing and sale progression to completion.

Full Management Fee £280

One-off fee for new tenancy. 

• Advertising, 

• legal requirements, 

• Find a tenant and vetting.

• Transfers from current provider to OSM.

• Minimum two property inspections per year.

• Market the property 

• Complete all the checks, including references.

• Accompanying the viewings.

• Prepare the contracts.

• Deposit registration.

• Key release check-in and check-out visit.

Management Fee £125

If you already have a sitting tenant, we can complete the Legal requirements and transfer, including a minimum of two inspections per year. The tenants must not be in arrears; if they are, they must be clear before the agency transfer can happen.

Monthly Standard Fee £60 pcm

• Set up standard order payment.

• Monthly invoice to the tenant.

• Monthly receipt to the tenant.

• Collect all funds and send them directly to landlords within 48 hours of receipt of payment.

• Chase any non-payment, usually within one day of not receiving any funds.

• Rental statement for the tenant and landlord.

• Welcome visit within 6 - 8 weeks of moving into the property to ensure everything is satisfactory.

• Periodic inspections are approximately six months unless a welcome visit has highlighted concerns.
